A town worth building in properly

Malton has reinvented itself over the past decade. The food scene has brought attention, investment, and an influx of buyers who want to live in or near a distinctive North Yorkshire market town with real character. Those buyers are typically renovating older properties - Georgian townhouses, farmhouses in the Ryedale villages, Victorian terraces in Norton rather than reaching for a new-build alternative.

These are properties that reward a considered, skilled approach. Georgian proportions demand joinery that respects the building's internal logic. Farmhouse renovations require structural experience alongside architectural sensitivity. Rural sites have their own access, planning, and drainage challenges that an inexperienced contractor will struggle with.

We bring the same design rigour and construction quality to every Ryedale project that we would apply in York itself.

The Ryedale planning context

Malton and the wider Ryedale area now falls within North Yorkshire Council following local government reorganisation. The planning authority has a strong heritage remit across Ryedale where the area contains significant listed building stock, multiple conservation areas, and proximity to the North York Moors National Park.

Rural sites in Ryedale often come with additional considerations including highway access, agricultural land classifications, flood zones, and visual impact on open countryside. These are not obstacles, but they require experienced navigation

For properties on the edge of the National Park boundary, we advise early on the likely approach of both North Yorkshire Council planners and, where relevant, the National Park Authority where two distinct planning bodies with different priorities and approaches.

Our approach

1.  Site visit and heritage or planning assessment
2. Brief development and concept design
3.  North Yorkshire Council planning and listed building consents
4. Pre-application advice with National Park Authority where relevant
5. Rural logistics and programme planning

6. Build delivery and handover
